The apartment is located on the 1st floor of an apartment building in Schäftlarnstr. Munich Sendling, directly opposite the Flaucher.

The living/dining/office area and the balcony belonging to the apartment face the street, while the bedroom and kitchen look directly onto the allotment gardens.
So in spring/summer/autumn you have greenery on both sides of the apartment.


The living/dining area is furnished with a corner sofa bed (extendable to almost double bed size), coffee table, a dining table with 4 chairs, a flat screen TV, as well as a small home office work corner with a desk without a PC. The room also has a TV cabinet and two additional shelves for storage.

The kitchen is equipped with an Ikea kitchen. It has sufficient storage space, oven, 4-ring ceramic hob, dishwasher and a built-in refrigerator with an additional 3-compartment freezer. Utensils for daily needs such as coffee machine, kettle, toaster, tea towels, pots, pans, crockery and cutlery as well as a small table with 2 chairs as a "breakfast corner" are available and were mostly newly purchased.

Adjacent to the kitchen there is a small "storage room" (open to the kitchen, but can be visually separated by an existing curtain). This is where the hot water boiler is located (completely renewed in February 2021), including the washing machine. In addition, the remaining walls are fitted with built-in shelves for supplies or detergents etc.

Large bedroom with double bed (180x200m), 2 bedside cabinets, 1 closet, 1 secretary, 1 small shelf (for books or similar), there is also a small wall mirror with a storage shelf underneath.
The bedroom has also been fitted with new blackout blinds.

Next to the bedroom is the dressing room (1/2 room, as it is just under 10m²). This is equipped with wardrobes, open shelves, shoe racks etc.

The bathroom is small but has a glass shower. It has a built-in washbasin cabinet, a rimless toilet, a large mirror with special lighting and a towel radiator.

Tiles are laid in the kitchen, storage room and bathroom. The rest of the apartment has parquet flooring.

The nearest stores supermarkets, butchers, bakeries, beverage market, pharmacies etc. can be reached in max. 10 minutes on foot. In less than 5 minutes on foot you are directly at the Flauchersteg. Hellabrunn Zoo is a good 10 minutes' walk away. - Popular local recreation area with beer garden, cycling and walking paths right on the doorstep.
